1. Determine a monthly Budget that you're comfortable affording and get Pre-Qualified through a Mortgage Lender (if needed). See "Prequalified" tab for further information concerning this process.

2. Buyer Consultation with REALTOR® to determine goals, ideal timelines, create a wants vs. needs list. Consider that "Wants" can often be added. Needs in a home are essential. 

3. Begin Researching Homes and Scheduling showings

4.Write an offer and Negotiations Begin. It's a great idea to have a pre-approved letter from your mortgage lender written prior to submitting an offer, and be prepared to write a due diligence and earnest during this part of the process. 

5. Accepted Offer - Now the REAL work begins. Due Diligence process begins which may include a number of tasks including: 

- Scheduling a Home Inspection 
- Acquiring Home Owners Insurance
- Obtaining an Appraisal for lender
-Obtaining Title Insurance (usually through closing attorney) 
- Negotiating Repairs after Inspection 
- Ordering a Property Survey 
- Committing to Loan & Proceeding through Loan Process

6. CLOSING!!! - Have Utilities Turned On at new home, Fulfill closing costs. Review HUD settlement through closing attorney, record deed (via closing attorney), obtain keys and move into your new home!
