THE NEW CURRENCY: CONFIDENCE

  Happy Friday Guys! If you've been following real estate headlines lately, you've probably heard all the usual explanations for why the housing market has cooled down including factors such as interest rates, affordability,  and politics.  While all of those certainly play a role, I've noticed something else happening in conversations with buyers throughout Central NC.  Many buyers aren't necessarily unwilling to buy. They're simply uncertain, and that plays an essential role in their buying activity.

    They're uncertain about where interest rates may be a month from now. They're uncertain about the economy. They're uncertain about future home values. Most importantly, they're uncertain about whether the home they're considering is truly the best option available, and ultimately, that uncertainty in some cases is changing buyer behavior. Just a few years ago, buyers often felt pressure to make decisions quickly. Multiple offers were common as inventory was limited. During that period many buyers were willing to write an offer first and ask questions later, but that's not today's market. Today's market is different. Buyers know they have options. Before risking their Due Diligence fee, they're doing their homework.


     I was reminded of this recently while working with a homeowner whose property is currently on the market. We've checked all the traditional boxes. The home is freshly renovate,  the professional visuals are stunning, to compete in this market we are competitively priced, and are receiving strong marketing exposure. Yet buyers continue to ask questions. "Do you have a survey?"  "When was the septic system last pumped?"  "What are the renovations that have been completed?"  "When were those improvements made?" "Do permits exist?"  "Is there documentation available?"

     These may seem like minor details to a homeowner, but to a buyer who's already feeling uncertain about the market, they're often the difference between moving forward and moving on. In fact, a buyer's agent told me this week that he's loving today's market because buyers finally have the opportunity to investigate homes thoroughly before making a decision. They're comparing properties, asking questions, and gathering information before they commit. The homes that provide answers are often the homes that stand out. That's why today's sellers need to think beyond price, condition, and presentation. Those things are still incredibly important, but another factor has become just as valuable: confidence.

     The easier you make it for a buyer to understand your home and verify its condition, the more comfortable they become making an offer. Surveys, septic records, receipts for improvements, warranties, permits, utility information, and maintenance records may not seem exciting, but they help eliminate uncertainty. And in today's market, reducing uncertainty can be the difference between a buyer scheduling a second showing and a buyer writing an offer.
If you're considering selling, one of the smartest things you can do is gather this information before your home ever hits the market, because in today's market, buyers aren't just shopping for homes. They're shopping for confidence.
