Happy Saturday.  This past week in real estate gave me one very clear reminder: The market has changed, and sellers who recognize that change are putting themselves in a much better position to succeed. Over the course of just a few days, I’ve watched one seller negotiate HVAC concerns, mold discussions, and repair requests during due diligence. Another seller completed deck rail repairs simply to satisfy an appraiser and keep a transaction moving forward. At the same time, I met with another homeowner preparing to list their property who immediately decided to repaint portions of the home and replace carpet before hitting the market.

                             Three different situations. Three different homes. But all pointing toward the same reality:
                             Today’s buyers want to feel comfortable.
          Honestly, that is one of the biggest differences in the market right now across the Raleigh area and throughout the Triangle. Buyers are absolutely still buying homes in North Carolina. Sellers are absolutely still selling homes. But this is no longer the type of market where a homeowner can simply “test the market” with an unrealistic price, deferred maintenance, or an “as-is no matter what” mindset and expect strong results. That strategy is becoming much harder to pull off.
  The reality is that buyers today have more choices than they did a few years ago. Interest rates remain elevated compared to the ultra-low rates we saw previously, monthly payments are higher, and buyers are approaching purchases much more carefully. That means condition, presentation, pricing strategy, and overall confidence in a home matter more than they have in quite some time. However,  here’s the important part:

                                       That does NOT mean sellers have to “give their home away.”
   It simply means sellers need to meet buyers where they are. There are extremes on both sides of the market right now that simply are not practical. Some buyers expect perfection at every price point, while some sellers still believe there is automatically a buyer willing to overlook every issue, stretch beyond market value, or absorb uncertainty without hesitation. Sometimes that buyer does exist. But the odds are no longer heavily in the seller’s favor like they once were.
     As we move deeper into the summer market, there is simply more uncertainty than we saw earlier in the year. The best way for a seller to combat that uncertainty is by reducing friction for the buyer. Make the home feel safe. Make it feel cared for. Make pricing feel realistic. Make buyers feel comfortable moving forward. Notice that word: comfortable. That matters tremendously right now.
     A comparison I often use with homeowners thinking about selling is fishing, which is somewhat ironic because I’m not much of a fisherman myself. But I grew up around family members who absolutely loved fishing, and one thing I learned early on was this: The best fishermen did not simply throw a line into open water and hope for the best. They understood where the fish were biting. They positioned themselves strategically. Then they cast where the activity already existed.


      This year’s real estate market feels very similar. Any homeowner can put a sign in the yard and “see what happens.” But the sellers seeing the best results right now are typically the ones who understand where buyers are shopping, what buyers are prioritizing, and how to strategically position their home to match today’s market conditions. In other words, they are catering to their audience aka The Buyer. 
      The good news is that homes are still selling every day throughout the Triangle and surrounding areas and the sellers having the most success are usually the ones approaching the market with strategy, preparation, realism, and flexibility.
In today’s market, preparation is no longer optional. It’s part of the strategy.
