✨ Holiday Lights, Hot Market: Why This Season Matters

        Happy Holidays!

    Speaking of the season, a prior client reached out to me yesterday with a message that stopped me in my tracks: “My first Thanksgiving in my own home… and it’s all thanks to you.”
Messages like that mean the world because the holidays are often when our most sentimental memories happen. But it also brought up a question I hear every year around this time:
“Should you consider buying or selling during the holidays?”
Let me answer with a story.

Yesterday morning, I met with a homeowner in Wake County who was unsure whether listing her property now was a wise move. She assumed the market simply “shuts down” from Thanksgiving to New Year’s. What she didn’t realize is that the holiday season behaves very differently from the rest of the year and in ways that actually favor both buyers and sellers.
Why Sellers Shouldn’t Overlook the Holiday MarketI shared with her something most people don’t expect: homes often show better during the holidays. Warm lights, tasteful decor, and that sense of “home” can create an emotional connection that’s hard to replicate in the spring.
But even more importantly, the buyers who are shopping right now are serious. People relocating for work before January, families needing to move before the next school semester, and first-timers determined to accomplish their goal before year-end they’re not browsing. They’re buying.
On top of that, interest rates in late 2025 are the lowest they’ve been nearly all year, which has quietly brought more motivated buyers back into the market.
And here in Wake County, November and December often see fewer new listings, which means less competition for sellers. When fewer homes hit the market, the listings that do tend to stand out more and attract stronger attention.
After hearing this, my client smiled and said, “So you’re telling me the holidays may actually help my sale?”
Exactly.
A Holiday Advantage for Buyers TooOn the other side of the conversation, I often hear from buyers who ask, “Should I buy during the holidays or just wait until spring?”
Here’s the truth: the spring market is wonderful, but it’s also crowded. More buyers, more competition, and more bidding wars.
During the holidays, however, many buyers pause their search, assuming it’s a slow market. That means the buyers who stay active have:
  • Less competition
  • More negotiating room
  • A better chance of snagging the right home without multiple offers
It’s one of the best times of the year to quietly secure the perfect property before the New Year rush begins.

So whether you’re thinking about selling or buying, don’t underestimate the holiday season. It can be one of the most strategic, rewarding times of the year to make a move and as that client reminded me, it often leads to memories that last long after the decorations come down.
